LITTLE FALLS, NY – The City of Little Falls Zoning Board of Appeals unanimously approved a use variance on July 31, 2025, allowing Adirondack Bank to rezone the property at 699 East Main Street from Residential-3 (R-3) to Commercial-1 (C-1).

The change permits the bank to relocate from its current leased space in the Burrell Building to the former Bassett building site, where it plans to operate a smaller branch with a drive-through facility.

During the public hearing at City Hall, bank CEO Rocco Acuri presented the proposal, highlighting reduced traffic volumes due to digital banking trends and the site’s historical use as a bank.

Board members discussed parking, traffic flow near the local library and school, and potential security needs, but concluded the project aligns with community interests and restores the property’s original commercial zoning.

The resolution, effective immediately, includes conditions for compliance with traffic mitigation and permitting requirements.

Construction is expected to begin soon, with completion targeted within four to six months.
